CalHFA loan programs are specifically designed to provide affordable home financing to low and moderate income first time homebuyers.

A.

Properties eligible include single family residences, condominiums, planned unit developments and manufactured housing. Each property type must meet certain CalHFA guidelines.

There are income, loan amount, and debt to income limits that must be met in order to qualify. Some of these vary by county.

C.

There is a credit score minimum however exceptions can be made on a case by case basis. Alternative credit history parameters are also permitted with one source being a 12 month verification of rent history.

D.

Use of income from a non-occupying cosigner is permitted when the loan to home value ratio does not exceed 90%.

E.

There is no minimum down payment required with the exception of manufactured homes which require a 10% down from the borrowers own funds.
